    Airbnb affordable housing fund of $250m targets young renters locked out of market

    Airbnb’s affordable housing fund of $250 million is targeting a US rental crisis that has pushed a record 25.2 million adults under 35 back into their parents’ homes, with the company pledging to unlock a further $5 billion in capital over the next decade.

    The short-term rental giant announced the initiative, branded the Housing Accelerator, promising to finance lower-cost and mixed-income projects that have cleared planning hurdles but stalled for lack of funding.

    Chief executive Brian Chesky said the move was a direct response to longstanding criticism that Airbnb itself had worsened affordability in major cities.

    ‘Airbnb has been a place people pointed to over the last 15 years, especially the last decade, for reasons why cities are expensive,’ Chesky told Time. ‘And so we have wanted to be part of the solution, not part of the problem.’

    What the Airbnb affordable housing fund will do

    The fund’s first commitment is a $6.4 million investment to support more than 200 affordable housing units in Austin, Texas.

    A separate $5 million innovation prize will go to companies and non-profits developing cheaper and faster construction methods.

    The fund will concentrate on ‘last-dollar’ financing, the final tranche of capital that determines whether a stalled project breaks ground or stays frozen. Around 750,000 housing units in America have met regulatory standards but still lack that financial commitment, according to research commissioned by Airbnb.

    The announcement comes as Realtor.com reported that Airbnb posted $2.5 billion net income on $12.2 billion in revenue last year, giving the company substantial resources to back the pledge.

    One in three young adults still living at home

    The scale of the housing squeeze is stark. A record 25.2 million US adults under 35 lived with their parents in 2025, representing roughly one in three young adults, according to a 2026 report from Realtor.com. That figure surpasses the peak seen during the pandemic.

    Most are not unemployed. Around 70% of 25 to 34-year-olds living with their parents are in work, the report found.

    Hannah Jones, senior economist at Realtor.com and author of the report, said the trend was being driven by wages and costs, not joblessness.

    ‘The growth is coming from working adults, not people waiting to find jobs,’ Jones said. ‘Something about their income level, debt load, or the cost of housing in their market is keeping them home despite steady employment.’

    Over 15 million US homes sit vacant, representing around 10% of the country’s total housing supply, according to US Census Bureau data.

    The financial strain is rippling upward through families. Around 64% of parents with adult children aged 18 to 28 said those children still rely on them for money, housing or other financial support, according to a 2026 survey by Wells Fargo. Of those parents, 56% said supporting their grown-up children is straining their own finances.

    Airbnb says the Housing Accelerator will also push for pro-housing policy reforms and improved construction technology alongside the direct financing. The company estimates the initial $250 million will act as a catalyst for the broader $5 billion in total capital deployment over the next decade.
